One Zabeel by Ithra Dubai LLC

The One Zabeel project, designed by Tokyo based firm Nikken Sekkei and developed by Ithra Dubai LLC, includes two twin towers (Tower A and Tower B) with a total area of 470,700 sq m. Connected by a bridge floating 100 m above a busy highway and thus, housing one of the world’s largest cantilevers, they will be situated between Dubai World Trade Centre and Za’abeel Park. The main contractor of the project is ALEC Engineering and Contracting LLC. Currently under construction, the Zabeel is expected to be finished in 2022.

In Tower A (300 m tall), there will be 37,000 sq m of office space and One & Only 497-room hotel, the world’s first vertical resort. Tower B (235 m tall) will house 263 deluxe residences: one to three-bedroom simplexes and two-bedroom duplexes.

The project will also feature 3 floors of retail and leisure zones. On the bridge connecting the towers, the Link, there will be restaurants and bars, an observation deck, gym, spa, the infinity pool, banquet hall, and a rooftop terrace. Besides, One Zabeel will include seven basements below ground level, the deepest in the Middle East. The basements will serve as a storage and maintenance space and as a parking lot for over 2,500 cars. 

In 2019, One Zabeel received two awards: the Construction Innovation Awards for Best Innovative Project of the Year and Big Project ME’s Mixed-Use Project of the Year. 

Aiming for a Gold LEED certification, sustainability was of a great importance while working on One Zabeel. WSP, one of the world’s leading engineering companies, was responsible for this aspect. On the firm’s official website, it is stated that “the development [was] designed to incorporate high standards in sustainability with a focus on energy and water efficiency, improved indoor air quality, thermal comfort, and waste reduction”. The façade of the building is designed to reduce heat, this way reducing the cooling energy demand which is necessary to maintain comfort in the building. There are also an efficient irrigation system and Treated Sewage Effluent (TSE) system that is used to reduce drinking water consumption.
