The Franck Muller Aeternitas Tower is a striking recent addition to Dubai’s skyline, which combines high-rise residential luxury with the visual identity of a renowned Swiss watchmaker. Developed by London Gate in partnership with Franck Muller, the tower represents the watch brand’s first venture into real estate and reflects the growing global appeal of branded residences. Located in Dubai Marina, the project is conceived as both an exclusive residential address and a landmark visible across large parts of the emirate.
Designed to rise approximately 450 metres with 106 floors, the tower is among the tallest residential buildings in Dubai and has been described as the tallest branded residential clock tower in the world. The building presents a sculptural silhouette defined by strong vertical lines, elegant tapering proportions, and a dramatic crown element that gives it a distinctive identity within Dubai Marina’s dense cluster of skyscrapers.

The architecture is notable for translating the language of luxury watchmaking into the form of a tower. Franck Muller is renowned for bold case shapes, curved profiles, and expressive numeral designs, and these signatures are echoed throughout the project. The tower narrows as it rises, creating a refined upward thrust typical of contemporary supertall design. The crown and upper sections introduce softer curves that reference the brand’s iconic Cintrée Curvex watch case. This interplay of sharp geometry and flowing lines gives the building precision and elegance: qualities associated with haute horology itself.
Its façade is conceived as a sleek curtain wall of reflective glazing, which allows the tower to mirror the surrounding sky, sea, and cityscape while visually lightening the mass of such a large structure. Darker structural accents and framing elements emphasise the building’s vertical rhythm and reinforce its sculptural geometry. The extensive glazing also serves a practical purpose: it maximises panoramic views over Dubai Marina, Palm Jumeirah, and the Arabian Gulf from within the residences.

The tower’s defining feature is the monumental clock integrated near the summit. Measuring roughly 40 metres high and 30 metres wide, the clock transforms the upper portion of the building into an urban-scale timepiece. Rather than standard numerals, it uses Franck Muller’s signature elongated typography, instantly recognisable from the brand’s watches. It makes the tower a rare example of literal brand-inspired architecture, where graphic identity becomes part of the building envelope itself.
The name “Aeternitas,” derived from the Latin word for eternity, reinforces the project’s themes of permanence and prestige. It also references the Aeternitas Mega, one of Franck Muller’s most technically ambitious watch creations. By borrowing this name, the development aligns itself with a world of rarity, craftsmanship, and mechanical complexity. In real-estate terms, the tower is marketed not simply as a place to live, but as a collectable object: an address intended to embody status as much as comfort.

The tower contains a range of branded residences, from one-bedroom apartments to larger duplexes, sky villas, and mansion-style homes. Interiors follow the logic of high-end hospitality, combining private ownership with five-star service standards. Floor-to-ceiling windows are designed to flood living spaces with natural light, while layouts prioritise open-plan living and framed skyline views. Premium finishes such as marble, polished metals, bespoke joinery, and rich textiles further connect the interiors to the craftsmanship associated with luxury watchmaking.
Amenities include concierge services, swimming pools, wellness and fitness facilities, lounges, entertainment spaces, and other hospitality-style offerings common to ultra-premium developments. The result is a residential environment where architecture, service, and branding work together to create a lifestyle product aimed at international buyers and investors.

For London Gate, the project marks a major statement of ambition, pairing architectural spectacle with one of Switzerland’s best-known luxury watchmakers. For Franck Muller, it opens a new chapter beyond traditional boutiques and timepieces, translating exclusivity into architecture on an urban scale. The collaboration also reflects Dubai’s wider strategy to position itself at the intersection of global capital, luxury living, and design innovation.
The Aeternitas Tower is expected to be completed in 2027. To get more information about the project, please visit its official website.
